In the kitchen you will have room to entertain the whole family and when you want to have a moment of solitude or maybe some tea with friends, you can step into your sunroom that displays the backyard through it’s wall to wall windows.
Upstairs you will find three rooms including a master large bedroom that has both His & Her closets. The basement has a rec-room with a bar, a work room, a laundry room, dry storage and another work room! This home has a lot to offer and is freshly painted and move in ready!
I am happy to announce the launch of my new “$500 of Free Painting” program.
For those who don’t know me, I come from a family who has been buying, renovating and selling homes since the late 1970′s. By the 80?s my brother and I were my motherís very own painting company. We would go into the flip house and strip wallpaper, putty and sand any imperfections and then paint the whole house white! 10 gallons of white paint, sand paper, putty and moulding is what it took to make any home look better. Eventually we focused on restoring heritage houses, this is where I truly fell in love with Real estate. Being able to take a home that was worn down and then make it into its former self was very rewarding.
Over the last 30+ years I have learned what it takes to sell a home for its TOP DOLLAR. I have perfected the art of knowing what needs to be upgraded and what does not, this is so important to understand when wanting to sell a home because there are so many upgrades that owners will consider investing in that will bring little or no return on the investment.
I started Savewhenyousell.ca to provide home owners the opportunity to save half their listing commissions. Now I have created a program to help owners save money when preparing their home to sell!

People often ask me if I am “Discount” Real estate agent or a “Full Service” Real Estate agent?
The Discount Realtors are thought of as a person who will charge a one time fee and put your house on the companies website and supply you with For Sale signs and some step by step guides on how to run your Open House. Full Service Realtors are considered to be the Realtors who will place your listing on the MLS service, aggressivly advertise your home, prepare market evaluations, market your home in many different places, show your home, provide Open Houses and take care of all the legal paperwork involved with the sale of a home.
What I am happy to say is that you don’t have to settle for one of these two steps for selling your home! I am a licensed Realtor who will provide you with all the† services† that should be expected by any home owner looking to sell thier home. I will listen to your needs and work with you to ensure that the sales process is smooth. I will provide you with an Honest evaluation to help avoid the pitfalls of overpricing.
I provide all the services to get your home sold but for a fraction of the cost. My plan is to give my clients great service and a great commission rate!
Thank you for your confidence and the opportunity to assist you in the sale of your home. I understand the relationship between Home Owners and Agents must be based on trust, mutual goals and understandingóthis is why I always keep your interests first and foremost. The real estate process requires negotiation of complex issues and I am committed to working in your best interests.
Normally when you sell your home, you list with a realtor and agree to pay 5% commission on the selling price of your home. The commission is then split with 2.5% going to both the listing salesperson and the selling salesperson when your home is sold. What I have done is simply reduced the listing salesperson’s commission and passed the savings on to you, the property seller!
Take an average home that is listed for $500,000. If this house is listed at 5% the home owner pays $12,500 commission to both the listing salesperson and the selling salesperson for a total of $25,000.
With the same home being sold for $500,000 with me, the home owner would pay $12,500 commission to the selling salesperson and I would only receive $6,250 commission. The total commission the home owner would pay would be $18,750 leaving the homeowner a great savings of $6,250!
Times have changed. When I was young, I watched my mother purchase houses to flip. We would jump in the car with the realtor and they would drive us around showing us the houses and giving us the details of each home as we visited them. I remember the size of the realtors MLS book, their main tool-it was huge.  Back then, the realtor was the only one with information on the properties but today we live in an internet world where everyone can find the information they need at www.realtor.ca
If you are thinking about selling your home, call the agent that you used last time, but this time also call me to compare my services and commission rates. Being a full service salesperson, I provide free no-obligation market evaluations just like other realtors. Don’t let someone else tell you about my system; let me tell you personally what I will do to sell your home. You will be glad you did.
